Istanbul's urban transformation is no joke. Following the 1999 earthquake in Adapazarı, some 150 km's east of Istanbul, the housing stock in Istanbul was studied and the results were alarming. 70% of the housing stock in Istanbul must be demolished and reconstructed in compliance with the new regulations for eartquake resistance buildings. 

Turkish government has taken steps to address the issue, with introducing Urban Transformation by-laws in 2012, and gradually improving it year by year to increase the efforts and accelerate the speed of transformation. Turkish construction sector has enjoyed these efforts, just as much as the residents have, and hence construction has become one of the driving industry for Turkish economy, as well as international investments.

Prior to this project, most of the urban transformation was on the Asian side, Fikirtepe to be exact, while new housing stock was being added to Istanbul in areas such as Beylikduzu, Esenyurt, Maltepe, and Kartal, all of which are quite a way from the center of Istanbul. 

Starting with this project, the real city center of Istanbul has officially started the urban transformation. The first urban transformation project of the European side that is in conjunction with Istanbul Master Plan rises in Gaziosmanpaşa. The ground breaking ceremony was held with the presence of the Minister of Environment and Urban Planning, the governor of Istanbul, the metropolitan mayor of Istanbul, the mayor of Gaziosmanpaşa, and many guests from various government agencies. 

The project is designed as a self sustaining block, with parks, a mosque, a school, and student housing complex with 24,500 m2 green landscape.

Gaziosmanpaşa is an important location for urban transformation and for the investors. Investors should bear in mind that 40% of the whole neighborhood will be reconstructed and the first projects will inevitably be cheaper than those that will follow. Also, the street in front of the project project has been decleared a "Prestige Street" by the metropolitan municipality.
